      This is a Base Price based on working drawings for a 2 Bedroom 1 Bathroom Granny Flat Shed.

      The Base Price includes everything shown on the preliminary Construction Drawings and at this stage for some items "builders range" allowances have been made, there is a possibility there will be changes to the pricing when a specific site address is determined.

      All items will be included in a standard HIA fixed price contract.

      Various reports will be required to confirm final pricing and many factors will need to be accounted for to determine final pricing, including Bushfire Attack Level and existing services such as septic or sewer.

      To work out the Base Price it is assumed that the site is a level sandy block in an easily accessible area, with access to existing services under 10 metres from the location of the Granny Flat.
